General Contracting | Industry Concrete, Salt Lake City

We Started With the Floor and Built Out From There

The General Contractor That Handles the Hardest Part of the Job in House

Ask a few Salt Lake builders where projects fall behind and you’ll hear the same answer: the floor. A slab poured wrong, or a coating rushed before the cure, and every trade after it is working around the problem. As a general contractor that began as a concrete company, we plan the slab, coatings and finish work first, then schedule framing, electrical, plumbing and drywall around them. You get one schedule and one person to call. Our general contracting services cover tenant improvements, shop and warehouse buildouts, garage conversions, basement finishes and commercial remodels across Salt Lake County.

Salt Lake Keeps Building, and the Bar for Contractors Just Went Up

The valley is busy. Utah’s commercial building construction market is worth about $5.0 billion in 2026, it’s split across 868 businesses, and it has grown an average of 4.5% a year since 2021. With that many crews competing for work, some of them are going to be short on paperwork.

So check the license first. In Utah, general contractors need a B100 General Building Contractor license from the Division of Occupational and Professional Licensing (DOPL), and this year the insurance rule changed. Since April 20, 2026, DOPL won’t issue or renew a contractor license unless the certificate shows at least $1M per occurrence and $2M aggregate in general liability. Before you sign with any general contracting company, ask to see both.

Then ask who’s doing the concrete. On most buildouts, the slab, floor prep and final coating affect almost every other trade’s start date, and when that work sits with a sub you’ve never met, a two-day cure can stretch into two weeks. Our own crew does it. That lets us build the general contractor construction schedule around actual cure times.

Clear Steps and an Invoice that Matches the Quote

You’ll get a written scope, set milestones, and one project lead who picks up the phone.

We come out, measure, check the existing slab and ask how you’ll use the space before we put a number on paper.

Polishing, coatings, overlays and sealing are all done by our crew, which keeps the last stretch of the job on our calendar.

Construction That Holds Up Through Winters

Summers here are hot and dry. Winters bring freeze thaw cycles and road salt, and concrete usually shows the damage first: spalled garage floors, cracked entries, slabs poured late in the fall that start scaling within a year. We time pours and coatings around the weather and pick sealers based on how the space gets used.

The rest of the build gets the same planning. Our general contracting construction services include site prep, framing coordination, mechanical rough ins, drywall, doors and trim, sequenced so nobody installs anything on a floor that isn’t ready.

A few of the jobs we take on

SHOP BUILDOUTS

Empty warehouse shells turned into working shops, with polished floors, framed offices, lighting and code-compliant restrooms.

TENANT FINISHES

Retail and office spaces finished to the landlord’s spec and ready by the tenant’s opening date.

GARAGE CONVERSIONS

Garages turned into gyms, studios, and workshops: leveled slab, insulation, electrical and a coated floor you can clean with a mop.

I would definitely recommend them. Matt was extremely good about explaining everything and giving us realistic expectations. He also had good advice and listened to what we wanted. In the end our basement concrete floor turned out better than we had envisioned. Everyone on the crew was great and clearly knew what they were doing and got it done well and on time.

Our old garage floor was leaking into our basement. Chase and his crew were able to seal the cracks and holes, and they put a really nice texture on it. The epoxy is very thick and covered up all of the old cracks and imperfections. And the flake texture looks amazing. The price was very fair, and they worked fast.

Industry Concrete made a floor out of an old paint, glue, and patch covered basement slab. They took the time to carefully patch and create what is now a beautiful floor with character and a great patina. Highly recommended.

Loved industrial concrete! They were fast and organized and very professional. When we had a concern about the floor they sent someone back a day later and had them touch up anything and went above and beyond for us! They are awesome! 10/10

Questions Salt Lake Homeowners and Business Owners Ask Us

Plain Answers, Before You Sign Anything.

They run the project from start to finish. That means pricing, permits, hiring and scheduling the trades, ordering materials, booking inspections and checking the finished work against the plans, so you deal with one company instead of six.

For most projects, yes. Utah requires a license for general contracting work over $3,000, and building work falls under DOPL’s B100. Any contractor’s license can be looked up on the DOPL website in a couple of minutes.

At least $1 million per occurrence and $2 million aggregate, which became the DOPL minimum on April 20, 2026. Contractors with employees also need workers’ compensation.

Check the license, the insurance certificate and a few recent local jobs you can go see. The best general contracting pick is usually the one that hands you a written scope and timeline before it asks for a deposit. A low bid with vague line items has a habit of growing once the walls are open.

Small tenant finishes can wrap in a few weeks, while larger shop or warehouse buildouts often take two to four months. Permit review and inspection dates cause most of the swing, so we submit early.

Yes. Polishing, coatings, overlays and sealing were our first trade, and as your general contracting partner we schedule every other trade around that work.

A general contractor is the person or company hired to manage a construction project from start to finish. They price the job, pull permits, hire and schedule the subcontractors (electricians, plumbers, framers, roofers), order materials and book inspections. They also answer to you if something goes wrong, so you deal with one company instead of chasing six different trades.

Most GCs get paid in stages. You’ll usually put down a deposit, then pay as the job hits set milestones such as foundation, framing, rough-ins and final walkthrough. The price comes in one of three ways: a fixed bid for the whole job, cost-plus (the actual cost of labor and materials plus a markup or fee), or time and materials. That markup covers the contractor’s overhead and profit, and it’s often somewhere around 10% to 20% of the job cost depending on project size and risk.

You apply through the Arizona Registrar of Contractors (ROC). The business has to name a qualifying party, someone with at least four years of hands-on or managerial building experience who passes the Statutes and Rules exam plus a trade exam. For commercial B-1 and B-2 licenses, the NASCLA Commercial General Building exam can replace the Arizona trade exam. If you’re an LLC or corporation, you’ll need to be registered and in good standing with the Arizona Corporation Commission first. Then you file a surety bond, pass a background check and pay the fees, which come to $780 for the general commercial classes. The license is good for two years before renewal.

The closest government figure is for construction managers, whose median pay in the U.S. is $114,990 a year according to May 2025 BLS data. Location changes that number a lot. In the Worcester, Massachusetts area, for example, the median runs about 22% higher at $140,570. GCs who own their company don’t earn a salary in the same way. Their income depends on how many jobs they finish each year and the margin they keep on each one, so a small residential outfit and a commercial firm can be far apart.
